How it works

The original Mortgage Guarantee Scheme (2021–2025) was extended in several 12-month windows. In 2025 the Labour government replaced it with the permanent Freedom to Buy programme.

Frequently asked

Is the old Mortgage Guarantee Scheme still open?

No. Applications closed when the scheme wound down into its permanent replacement, Freedom to Buy. Existing loans originated under the old scheme continue under their original product terms.

Where this sits in your planning

Schemes are one input to a buying decision, not the decision itself. Model the same purchase with and without the scheme on the affordability calculator — the total cash required and the monthly payment are usually the deciders, not the headline scheme benefit.
